Top 3 Things to Check Before Selling an Older Home in Highlands County
If your home was built before the early 2000s — especially if it’s a mid-century or “vintage” property around Sebring, Avon Park, or Lake Placid — a few key items can make or break a buyer’s financing.
Even if your home looks great, certain conditions could cause delays, costly repairs, or even failed deals once inspections begin.
Here are the top three things to look out for before listing your older home.
1. The Big Four: What a 4-Point Inspection Covers
When a buyer applies for homeowner’s insurance (and often when using FHA, VA, or conventional financing), a 4-Point Inspection is required on older homes.
This inspection looks closely at:
- Roof
- Electrical
- Plumbing
- HVAC (Heating & Cooling System)
If any of these systems show age, leaks, damage, or outdated materials, insurance companies may deny coverage — and that means the buyer’s lender won’t approve the mortgage.
Tip: Get ahead of this by hiring a licensed inspector to perform your own 4-Point Inspection before listing. That way, you can address any major issues in advance.
2. Roof Age and Condition
Even if your roof isn’t leaking, insurance underwriters look hard at the roof’s age.
In Florida, roofs older than 15–20 years (especially shingle roofs) are often flagged.
A roof near or past its expected life can make your property “uninsurable,” even if it looks fine to the naked eye.
Tip: Have documentation ready — installation date, permits, or maintenance receipts.
If your roof is nearing the cutoff age, consider replacing it before listing or getting a professional certification stating it has at least five years of remaining life.
3. Electrical Panels and Wiring
Many older Highlands County homes — particularly those built before the 1980s — may still have outdated or unsafe electrical panels.
Certain brands (like Federal Pacific or Zinsco) are red flags for insurance companies because of known fire risks.
Knob-and-tube or aluminum wiring can also cause automatic rejections.
Tip: If you suspect your home has one of these panels or older wiring, consult a licensed electrician.
A panel upgrade is one of the smartest investments you can make before listing.
Bonus: Plumbing Materials
Old galvanized or polybutylene plumbing is another red flag.
These materials are prone to leaks and bursts, which can trigger insurance denials.
Replacing old plumbing with modern PEX or copper lines can make a major difference in both marketability and price.
